2026 CPA Projects
Tredyffrin Township — Future Land Use Plan Update
The Chester County Planning Commission (CCPC) is assisting the Township with preparation of a targeted update to its 2021 Comprehensive Plan. The effort encompasses revisiting and amending Commercial and Economic Development and Future Land Use plan chapters. The update will consider the significant shifts in how commercial and industrial properties are marketed and utilized resulting from the COVID-19 pandemic.
Penn Township — Subdivision and Land Use Ordinance
CCPC is assisting the Township in a full update of their Subdivision and Land Development Ordinance (SLDO). The update will support and be consistent with the Township's Zoning Ordinance and 2024 Comprehensive Plan.
2025 CPA Projects
Uwchlan Township — Zoning Ordinance Update
CCPC is working with Uwchlan Township to update their Zoning Ordinance. The ordinance update will support and be consistent with the Township's adopted planning policies, including the Comprehensive Plan (2020), address concerns with the current Zoning Ordinance, and promote consistency with the Official Map (2009).
East Caln Township — Zoning Ordinance Update
CCPC is working with the Township to update and rewrite the Township Zoning Ordinance using the existing ordinance as a base. This project supports the policies of the Township's recently updated and adopted Comprehensive Plan (2024).
Pennsbury Township — Historic Resource Zoning Update
CCPC is assisting the Township with revisions to current historic resource related zoning standards. This effort considers special uses permitted in historic structures and related supplemental use standards, modification of area and bulk regulations, design standards for historic resources, historic impact study prompts, historic resources related definitions, and enforcement standards.
2024 CPA Projects
West Whiteland Township — Comprehensive Plan
CCPC assisted with an update to the Comprehensive Plan focusing on high-priority issues and recommendations to support future strategic efforts. The adopted plan includes guidance for transportation and mobility, natural and historic resources, Township facilities and services, housing and economic development, future land use and a vision for the commercial core of Exton.
Kennett Township — Subdivision and Land Development Ordinance (SLDO)
CCPC assisted the Township with a Subdivision and Land Development Ordinance update focused on streamlined standards and processes to make the ordinance more user-friendly and to reflect the recent zoning update. Particular attention was paid to street and sidewalk design standards, mobile home parks, plan requirements, and plan design standards.
2023 CPA Projects
West Grove Borough — Zoning Ordinance
CCPC assisted the Borough with a full update of their Zoning Ordinance consistent with the Borough's adopted planning policies as identified in the 2022 Comprehensive Plan. A revised Zoning Map was also created reflecting the Comprehensive Plan's future land use plan.
Oxford Region Comprehensive Plan
An update to the Oxford Region's current multi-municipal plan is nearing completion. The first multi-municipal plan was completed by CCPC and adopted by the Region in 2014. The Region includes the municipalities of Oxford Borough, East Nottingham Township, Elk Township, Lower Oxford Township, Upper Oxford Township, and West Nottingham Township.
2022 CPA Projects
West Sadsbury Township — Comprehensive Plan
The update of this Comprehensive Plan focused on several priority issues including the Routes 10 and 30 commercial corridor, housing availability, community recreation, heritage/land preservation, and public safety. The land use and housing components of the Plan provided recommendations based on distinct geographic regions in the Township.
East Bradford Township — Zoning Ordinance Update
The Township's ordinance update supported their adopted planning policies, including the Comprehensive Plan, and addressed concerns identified with the prior Zoning Ordinance. An updated and revised Zoning Map was provided.
2021 CPA Projects
Thornbury Township — Subdivision and Land Development Ordinance
CCPC assisted Thornbury Township in a full update and reorganization of the Subdivision and Land Development Ordinance to advance implementation of their 2018 Comprehensive Plan and other Township policies. This effort also included an update to the Official Map to support future improvements of Township facilities and infrastructure.
East Vincent Township Zoning Ordinance
CCPC staff completed a full update and reorganization of the East Vincent Township Zoning Ordinance using the existing ordinance as a base.
Modena Borough Comprehensive Plan
With the assistance of CCPC, Modena updated and adopted a new Comprehensive Plan. The Plan focused on resource preservation, connectivity, housing, economic development, community services, and future land use. The Plan builds on ongoing initiatives, including the Mode Park and house restoration and addressing stormwater challenges.
